If there ever was a reason why Long Island needs a regional approach to planning, it's the four projects creating more than 2.1 million square feet of new retail space near Commack Road.

The Suffolk County Planning Commission rejected a new Tanger Mall, one of the projects, citing traffic congestion issues. The Town of Huntington also objected, citing concerns about traffic spilling over onto side streets. But the towns of Babylon and Smithtown still approved three separate initiatives, and Islip Town is reviewing the fourth.
